Q:  Will you be listing my house on the MLS or actually buying it?
A:  This is an excellent question. We are not listing agents, so we don’t list houses. Here at 2R Properties, we are instead your local professional home buyers: We buy houses Suffolk County. We pay fast in cash. We are interested in most houses and we don’t need financial approval for a lender on our purchases. This means you don’t need to worry about us getting cold feet or losing approval for our purchase of your house. After buying your house, we will either fix it up to sell it again later on or maintain it as a rental.  

Q:  How are you different from a real estate agent?
A: Traditionally, real estate agents list properties and try to find the seller a good buyer. To do this, the agent will host open houses and showings to woo the best buyers. Once they’ve accepted an offer comes the fun of inspections and negotiations. After that, the real estate agent takes their commission, which is typically 3-6% of the sale price of the house.

It is definitely true that a real estate agent provides an excellent service. You might need to buckle up and prepare to wait months for those offers though! And while you are waiting, you can look forward to paying holding costs. Once there is a buyer, some of the larger sale price goes to commissions too. Here is a big difference between us and selling the usual way. We never charge commissions! We can also make a decision to buy your house very fast. *An inspection contingency lets the buyer have time to do an inspection and back out of the sale or negotiate a new price if there are repairs that need to be done. If you can’t come to an agreement with the buyer, the buyer has the right to back out of the sale. Similarly, a financing contingency gives the buyer the wiggle room to back out of the purchase if they can’t obtain a loan or if the home doesn’t appraise for the value that the bank needs to close the loan.

Q:  Do you pay fair prices for properties?
A:  It is definitely true that we hope to buy houses at a discount. Otherwise, how would we make any sort of profit? That said, people still find there to be value in our offers. Many sellers don’t expect to make a huge amount of money in a fast sale. They do appreciate that we can pay them in cash, however. We can also close the deal fast. Yes, you won’t be stuck dealing with months of open houses and showings. Or hoping a good buyer comes along. You also won’t need to spend a penny to fix up or repair the house before you sell it.
